Fall has arrived in Metro Vancouver, bringing with it a notable shift in real estate dynamics. According to the latest monthly figures from Greater Vancouver REALTORS® (GVR), residential sales across the region totaled 1,717 in September 2026. This represents an 8.4 per cent decrease compared to September 2025 and sits roughly 25 per cent below the 10-year seasonal average.
However, headline numbers rarely tell the whole story. If you look closely beneath the surface, the current market is characterized by a distinct divergence between asset classes—and savvy buyers and sellers are taking note.
📉 The Big Picture: Apartments Lead the Slowdown
While sales are down about 8 per cent overall, that downward pressure is heavily concentrated in the apartment segment.
In recent years, apartments typically accounted for half of all sales in any given month. Last month, however, apartment sales dropped 18.6% year-over-year (falling to 777 sales).
Why is this happening? Investor-driven demand is largely sitting on the sidelines, waiting for more favourable market conditions (such as further shifts in lending rates).
The Silver Lining: For first-time home buyers and end-users, this pause in investor competition means significantly more breathing room, a wider selection of inventory, and real negotiating power that hasn't been seen in years.
By contrast, demand for detached and attached homes held up remarkably well, finishing slightly up compared to last September. Detached sales rose 4.2% (575 sales) and attached/townhome sales ticked up 0.6% (358 sales), confirming that end-user demand is actively steering the market.
📊 Regional Benchmark Prices at a Glance
With slow sales and active inventory trending lower over time, home prices have avoided a steep cliff-dive, instead drifting downward gradually. The composite benchmark price for all residential properties in Metro Vancouver now sits at $1,075,900, representing a 0.6% decrease from August 2026 and a 5.5% decrease year-over-year.
Detached Homes: $1,784,700 (Down 7.3% YoY)
Townhouses: $1,016,700 (Down 4.7% YoY)
Apartments: $682,500 (Down 6.2% YoY)
⚖️ Where Does the Market Stand for Buyers and Sellers?
Across all property types, the sales-to-active listings ratio for Metro Vancouver sits at 10.9% (broken down as 9.7% for detached, 12.2% for attached, and 11.4% for apartments).
Historically, market analysis suggests that downward price pressure occurs when this ratio dips below 12 per cent for a sustained period. While we are technically dipping into buyer’s market territory, the combination of lower inventory has kept prices relatively stable rather than sparking a dramatic crash. Cumulative adjustments since the start of the year mean prices across all segments have drifted down by about three per cent.
📍 What Does This Mean Locally?
Shifting trends at the macro level always play out uniquely in our local neighbourhoods. When evaluating specific segments—like our local snapshot numbers for September—buyers are seeing distinct opportunities:
Townhomes continue to move at a brisk pace with an average of just 23 days on the market, proving that family-oriented attached housing remains in high demand. Meanwhile, detached homes and condos are offering buyers healthy inventory levels and time to make informed decisions without frantic bidding wars.
